Idle transmission systems.

An idle transmission system is the purest form of what we pursue: a large-diameter pipeline—typically 12" and up—that once moved serious volumes and now moves nothing. The field declined, the plant closed, the flows rerouted. What remains is substantial steel in the ground, a continuous right-of-way that took someone decades to assemble, and a carrying cost the current owner re-justifies every budget cycle.
Why these systems retain value
The steel is real. Large-diameter transmission pipe represents significant recoverable tonnage. At 24" and above, a single mile can hold well over a hundred tons of steel—and where wall thickness and condition allow, recovered joints command structural prices well above scrap for piling, casing, and bore applications. On longer systems, the metal alone can underwrite the entire transaction.
The corridor is scarcer than the steel. A transmission right-of-way is a continuous, surveyed, legally assembled path—often crossing dozens or hundreds of tracts that would each require fresh negotiation today. In modern permitting conditions, corridors like these effectively cannot be recreated. They can only change hands.
The seller is motivated. Unlike active assets, idle systems have owners who benefit from the sale beyond the check: easement payments stop, the retirement obligation transfers, and an audit line item becomes a closed file.
How LAB approaches an idle transmission system
Our process runs the full development sequence: ownership and title research, right-of-way verification across the route, documentation recovery (alignment sheets, material records, as-builts), condition and material assessment, and a commercial analysis of every path the asset can take—removal for salvage value, partial retention of the corridor, or redevelopment for continued service. By the time we transact, the system is no longer a question mark; it's a defined project with defined economics.
Where removal is the answer, we coordinate it through established decommissioning contractors as part of the same transaction—so the seller closes once, and the steel, the real estate, and the obligation are all resolved together, often at no net cost to the seller.
What we look for
Diameter of 12" and greater; continuous or substantially continuous rights-of-way; transferable easements; recoverable documentation; and routes with forward-looking relevance—industrial corridors, growth areas, and geography where the energy transition will eventually want a path. Systems with fragmented rights or thin records aren't disqualified; they're just structured differently.
